What should be included

  • Filter check or replacement (say who supplies the filter).
  • Outdoor coil rinse or inspection; indoor coil if it is accessible.
  • Condensate drain clear or test.
  • Electrical connections, capacitors, and a thermostat check.
  • For cooling: operating pressures or a written reason gauges were not used.
  • For gas heat: a combustion or safety check, not just a thermostat bump.

Fair-quote rules

  • The quote should say AC, furnace, heat pump, or both — and how many systems.
  • A $49 special should list the same checklist as a $150 visit, or it is a lead-in.
  • Repairs found on site need a second written price before parts go in.
  • “Your coil is black, you need a $4,000 clean” on a first visit is a red flag. Ask for photos and a second opinion.
