For house siding (usually a soft wash), a typical house (~1,600 sq ft of siding), 1 story, light dirt, national average, a typical planning range is $240–$560. Midpoint $400.

  • Most companies have a professional minimum around $150.
  • Siding is usually a low-pressure soft wash. High PSI can drive water behind vinyl or scar paint.

What usually changes the price

  • Which surfaces are in the quote (siding vs driveway vs roof)
  • Soft wash vs high-pressure, especially on siding and shingles
  • Square footage of the surface, not just the house living area
  • Stories, roof pitch, and whether a lift is needed
  • Algae, rust, or oil as a separate line if it is heavy
  • Windows, screens, plants, and outdoor furniture protection
  • Whether gutter exteriors, walkways, or a deck are extra

Usually included

  • Washing the surface you selected
  • Typical pretreatment and rinse for that surface
  • Light dirt or pollen on a maintenance wash

Usually not included

  • Windows, screens, or interior work
  • Gutter trough cleaning (that is a different job)
  • Deck staining or sealing after the wash
  • A second surface (driveway plus house) unless the quote says so
  • Paint, caulk, or siding repairs

Planning range, not a contractor bid. QuotedFair does not sell your number to a contractor list.

Read the pressure washing cost guide. Gutter troughs are a different job — use the gutter cleaning calculator. Also see questions to ask a contractor and how QuotedFair estimates prices.

FAQ

How much does it cost to pressure wash a house?

Most 1-story houses land around $200–$500 in 2026. A typical 2-story is often $300–$700. The quote should be based on siding area and method (soft wash vs high pressure), not a round “whole house” number with no scope.

Is a soft wash the same as pressure washing?

No. Soft wash uses low pressure and a detergent, usually sodium hypochlorite mix, then a rinse. That is the usual method for vinyl, painted siding, and asphalt shingles. High pressure belongs on concrete. A cheap high-PSI house wash can force water behind siding.

Why is a driveway quote so much lower than a house quote?

Concrete is flat, ground-level, and takes a surface cleaner. Siding needs ladders, plant protection, and chemistry. A $150 driveway number on a two-story house is not a comparable quote.

Are windows and gutters included?

Usually not. Gutter trough cleaning is a different job. Window washing, screen work, and deck sealing after a wash are extras unless the quote says so.
