Air duct cleaning cost

Most U.S. whole-home duct cleanings land between $300 and $700 in 2026. The job is priced by vents, not by a magic “per house” special. A $49 door-hanger is almost never the real price, and many homes do not need this work on a schedule.

Typical U.S. prices

Planning bands for a whole-home supply-and-return cleaning, before mold, pests, or a regional labor adjustment. These are not bids.

Home / ventsTypical range
Small home, 8–12 vents$250–$400
Typical home, 12–18 vents (~2,000 sq ft)$350–$600
Large home, 18–25 vents$500–$850
Per supply vent$25–$50

Returns are often priced a little higher than supplies. Antimicrobial spray, mold work, and rodent cleanup are separate lines, often $100–$1,500 extra depending on what was found.

What changes the price

  • Vent count is the usual meter. Living-area square footage is a rough proxy, not the job.
  • Two HVAC systems, flex duct, or a crawl-space trunk line add time.
  • Visible mold, pests, or heavy construction dust can double a maintenance cleaning.
  • A truck-mounted vacuum with access to the air handler is a different job than a shop-vac and a brush.
  • Dryer vents are a different run. See dryer vent cleaning cost.

Cost by region

National range used here is a typical 12–18 vent home, whole-system cleaning, no mold or pest add-on: $350–$600.

RegionTypical rangeNote
Northeast$420–$720Higher labor rates and a lot of older housing stock.
Mid-Atlantic$385–$660A modest premium, especially near D.C., Baltimore, and Philly suburbs.
Southeast$350–$600Near the national average; humidity shows up more in crawl spaces and vents.
Florida$385–$660Heat, storms, and pests show up in dryer vents and gutters.
Midwest$370–$630A small premium over the national average.
Texas$380–$650A small premium; large single-story homes are common.
Mountain West$370–$630Access, snow season, and travel between towns can nudge prices up.
Pacific Northwest$400–$690Wet climate and moss raise demand for gutters and crawl-space work.
California$440–$750Highest typical labor rates on this list.
Southwest$350–$600Near the national average; dust and monsoon debris affect gutters.
Great Plains$335–$570Usually the lowest labor rates of the regions listed.
National average$350–$600Baseline used before a regional labor adjustment.

When it is worth doing

U.S. EPA guidance is that routine duct cleaning is not needed in a typical occupied house. Dust on the inside of a duct is common and often stays put. Cleaning is more defensible after drywall dust, a pest infestation in the ducts, visible mold growth, or a smell that is clearly coming from the air handler. A door-hanger that says “your ducts are full of toxins” is sales copy, not a diagnosis.

Fair-quote rules

  • The quote should name vent count, returns, and whether the air handler and blower are included.
  • A $49–$99 whole-home number is almost always a bait price. Ask what happens if they “find” contamination.
  • Sanitizing spray, UV lights, and “forever chemicals” packages are extras. Decline them unless there is a reason.
  • You should be able to watch the work. A crew that will not let you see the vacuum or the inside of a return is a red flag.

FAQ

How much does air duct cleaning cost in 2026?

Most U.S. homes land around $300–$700 for a whole-home cleaning of about 10–18 vents. A typical 2,000 sq ft house is often $350–$600. Per supply vent, $25–$50 is a common planning band.

Is a $49 or $99 duct cleaning a good deal?

Usually not. That number is a classic bait price: one vent, a quick brush, or a walkthrough that becomes a $900 “sanitizing” add-on on site. A real NADCA-style job with a truck-mounted vacuum is not $49.

Do I actually need air ducts cleaned?

The EPA does not recommend routine duct cleaning for a typical home. It can make sense after renovation dust, pests in the ducts, visible mold, or a musty smell that is clearly from the system — not as an annual package.

Should dryer vents be on the same invoice?

Only if the quote names both jobs. Dryer-vent cleaning is a different run, usually $80–$250. Bundling is fine when each line has its own price. See the dryer vent calculator.
